Emirates NBD and H&H Launch Financing Route for Dubai Off-Plan Buyers
Eligible buyers can access tailored mortgage solutions after reaching the 50% payment milestone, with Eden House The Park piloting the programme.

Emirates NBD and H&H Development have introduced a financing arrangement for selected Dubai off-plan residential projects, giving eligible buyers access to mortgage solutions after they reach the 50% payment milestone.
The programme will initially be piloted at Eden House The Park, with additional H&H developments expected to be added. Emirates NBD said eligible buyers will be able to access tailored mortgage options, competitive rates and a streamlined approval process.
The structure addresses a specific feature of Dubai’s off-plan property market: buyers typically make staged payments during construction before the property is handed over. Traditional mortgage financing is often associated with completed or near-completed properties, so a financing route linked to a defined payment milestone can provide additional flexibility during the later stages of an off-plan purchase.
The arrangement does not mean financing is automatic. Emirates NBD describes the programme as being available to eligible buyers, meaning normal credit assessment, documentation and bank approval requirements continue to apply.
For developers, integrated financing can strengthen the buyer journey by connecting property payments with a recognised banking channel. For banks, off-plan partnerships can create secured-lending opportunities while requiring disciplined underwriting and project selection.
Emirates NBD said the initiative supports responsible asset growth while maintaining risk-management discipline. That distinction is important in a property market where strong demand can encourage rapid expansion of credit if underwriting standards are not maintained.
Dubai’s residential sector has attracted substantial local and international investment, with off-plan sales forming a major part of market activity. Financing products adapted to that structure can broaden the range of options available to qualified buyers without changing the underlying need for affordability and credit checks.
The partnership also reflects closer integration between banks and developers. Rather than treating property purchase and mortgage financing as entirely separate processes, developers can introduce financing pathways at defined stages of the customer journey.
For buyers, the key considerations remain the total cost of financing, interest or profit rates, fees, affordability, property-delivery risk and the terms of the underlying sale agreement. A financing option can improve flexibility, but it does not eliminate the risks associated with purchasing property or taking on long-term debt.
As more developers and banks experiment with structures designed around off-plan payment plans, the model could become a more visible feature of Dubai real-estate finance. The Emirates NBD and H&H programme provides a current example of how lenders are adapting products to the cash-flow patterns of one of the UAE’s most active property segments.
Why It Matters
The partnership illustrates how banks and developers are adapting mortgage products to the cash-flow structure of Dubai's large off-plan property market.
