Mubadala, TARAF and Kerzner Plan One&Only Private Residences on Al Maryah Island
The partnership adds an ultra-luxury residential component to Abu Dhabi's Al Maryah Island, extending development of the financial district beyond offices, retail and hospitality.

Mubadala Investment Company and TARAF have partnered with Kerzner International Holdings to introduce One&Only Private Residences on Al Maryah Island, adding a new ultra-luxury residential development to one of Abu Dhabi’s most important financial and commercial districts.
The agreement brings together Mubadala, which serves as master developer and steward of Al Maryah Island, TARAF, the real estate division of UAE-headquartered Yas Holding, and Kerzner International, the hospitality and residential operator behind the One&Only brand.
The companies announced the partnership on October 1 during LIVEX 2026. The planned residences will have direct connectivity to The Galleria and are intended to combine private residential living with One&Only’s hospitality positioning.
The announcement is significant because Al Maryah Island is not simply another residential location. It is home to Abu Dhabi Global Market, the emirate’s international financial centre, as well as major commercial, retail, hospitality and healthcare assets. Adding further high-end residential inventory strengthens the island’s evolution into a mixed-use district where executives, investors and professionals can live close to the financial centre.
Mubadala described the partnership as the next chapter in its long-term development and stewardship of the island. The transaction follows other recent activity around Mubadala’s Abu Dhabi real-estate portfolio, including plans involving Al Reem Island and investment in Masdar City.
For Abu Dhabi’s property market, branded residences have become an increasingly visible part of the premium development landscape. Such projects combine residential ownership with internationally recognised hospitality brands, often targeting buyers seeking service, amenities and brand-associated property management alongside the underlying real-estate asset.
The Al Maryah project also illustrates the relationship between financial-centre growth and surrounding real estate. As financial districts attract institutions, asset managers, banks, professional-services firms and international executives, demand can extend into hospitality, premium residential space, retail and other supporting services.
The partners have not used the announcement to disclose detailed unit counts, sales prices or a completion schedule. Those details should therefore be assessed when formally released rather than inferred from other One&Only developments.
What is clear is the strategic positioning. Mubadala is continuing to build Al Maryah Island as a destination with multiple economic functions, while TARAF gains a high-profile project in a central Abu Dhabi location and Kerzner expands its branded residential footprint.
The development will also connect directly with The Galleria, integrating the residences with one of Abu Dhabi’s major retail and lifestyle destinations.
For investors watching the capital’s real-estate sector, the project is another indicator of continued investment at the premium end of the market and of the increasing integration between Abu Dhabi’s financial, commercial, hospitality and residential infrastructure.
Why It Matters
The development reinforces Al Maryah Island's evolution from a primarily financial and commercial centre into a deeper mixed-use district, while highlighting continued investment in Abu Dhabi's premium branded-residence market.
